I. SITUATION
A. Enemy Forces: no credit, bad credit, no money down, lack of buyer education, TIME.
B. Friendly Forces:
Mission is to find a home that is affordable, meets the needs of the family, and complete the process in a timely and efficient manner.
The intent is to complete the home buying process with as little hassle as possible.
Units: Spouse, Family
C. Attachments: Your Lender, Home Inspector, Pest Inspector, Home Warranty Specialist
D. Detachments: Cooperating Broker and Seller
II. MISSION
Who: You, with assistance from you RealtorWarrior®
What: will conduct home buying operations in your new duty station
When: from your current place of duty, while on permissive TDY, or while in transition at the new duty station
Where: in vicinity of the Washington DC Metro area
Why: in order to secure residential quarters for the Soldier and their Family.
(I say again! You, with assistance from your RealtorWarrior® will conduct home buying operations in your new duty station, either from your current place of duty, while on permissive TDY at the new duty station, or while in transition at the new duty station!)
III. EXECUTION
It is my intent that the homebuyer be prepared and for all the steps in the buying process. Perfect communication and accountability will be maintained at all times. The RealtorWarrior® will conduct home buying training with a high degree of motivation. The goal is to provide home buying services and support to the Soldier.
A. Concept of the Operation:
Maneuver: This operation will be conducted in 5 phases.
Phase I: Lender Pre-approval
Phase II: Selection of Home
Phase III: Conduct of negotiations and contract ratification
Phase IV: Contingencies, inspections, reports
Phase V: Closing
B. Tasks to Maneuver Units:
· Homebuyer – Secure Pre-Approval from Lender
· RealtorWarrior® - Assist with determining criteria, selection of homes, writing the offer, negotiating terms, monitoring inspections, attend closing
C. Tasks to Support Units
· Lender – Secure financing for Soldier, order appraisal
· Inspection Team – home inspection, pest inspection, radon inspection, lead-based paint (if needed)
· Title Company – Title Search, preparation of closing documents, conducting settlement
D. Coordinating Instructions:
1. Timeline (posted) including: Soldier’s timeline will determine order of march. RealtorWarrior® will meet the timeline.
2. Maps & Routes. Primary route will be determined by Soldier’s criteria and selection of homes.
3. Safety:
a. RealtorWarrior® will advise Soldier on property features, conditions and potential downsides to each course of action. Pros and cons will be discussed at regular intervals
b. A one-year Home Warranty policy will be provided to the Soldier-buyer at closing.
